Eighth Annual Beaches Tour of Homes
Showcasing 15 Exquisite Homes, a Toast to the Tour Seaside Gala kick off, VIP Champagne Jazz Brunch Home and After-Party Community Soirée
Jacksonville, FL | November 6-8, 2025 – The Beaches Town Center Agency, Inc. (BTCA), a 501(c)(3) nonprofit, presents the Beaches Tour of Homes – a fundraiser for the nonprofit, with Keystone Presenting Partner Magnolia Lane Builders.
The Tour of Homes will take place on Saturday, November 8, 2025, from 9:00 a.m. to 4:00 p.m., featuring 15 exceptional homes plus two bonus stops across Atlantic Beach, Neptune Beach, and Jacksonville Beach. Homeowners will welcome ticketed guests to explore their unique spaces, highlighting the talent of local architects, designers, builders, and landscape professionals.
The festivities begin with the Toast to the Tour – Seaside Gala on Thursday, November 6, from 6:30 p.m. to 10:00 p.m. at One Ocean Resort & Spa, featuring Master of Ceremonies Vic Micolucci, live music by the KTG Entertainment Band, and an exciting live and silent auction.
One highlight of the Tour is the VIP Champagne Jazz Brunch Experience, presented by Berkshire Hathaway HomeServices Florida Network Realty. VIP ticket holders will enjoy an exclusive tour of a stunning oceanfront home, a champagne brunch, and live entertainment by The Raisin Cake Orchestra.
The celebration continues Saturday, November 8, from 4:00 p.m. to 7:00 p.m., with the Tour After-Party Soirée at ABBQ Meat & Drink, Atlantic Beach. Guests can enjoy happy-hour specials, live music, and fun giveaways as the community comes together to toast to the homeowners, attendees and sponsors.
Proceeds from the Tour fuel BTCA’s ongoing investment in the vitality and charm of the Atlantic Beach and Neptune Beach business districts. By enhancing local infrastructure and public spaces, BTCA helps create a more welcoming, vibrant environment for residents and visitors alike.

Guided by an all-volunteer board, BTCA partners with the Cities of Atlantic Beach and Neptune Beach to strengthen the community’s appeal and livability. The Tour of Homes provides scholarship opportunities for students pursuing careers in building, architecture, engineering, and related fields, and extends support with small grants to local military families in need of modest home repairs—furthering the mission to uplift the community it serves.

General Admission Ticket holders will check in at Community Presbyterian Church and VIP Ticket Holders will check in at One Ocean resort on tour day. Doors will open on Saturday, November 8th at 9:00am for a one-day self-guided tour, rain or shine. Volunteers will be on site, as well as home industry sponsor partners, to answer questions about the homes’ history and design.
Limited parking in the neighborhoods, guests are encouraged to bring their own bike, drive their own golf cart or use the limited access “hop on hop off” shuttles.
